Quick answer

Hillside and clay lot drainage in the East Bay: On a slope or on expansive clay, your gutters have one job: collect the roof’s water and deliver it somewhere safe. The Brothers That Just Do Gutters San Ramon sizes gutters to the roof, moves downspouts that empty onto a slope or against the slab, and ties them into buried solid lines that carry the water to a safe outlet. We handle gutters and drainage only, never slope or foundation repair. Call (925) 905-9555 or book online.

Hillside and Clay Lot Guide

What the 2023 storms showed East Bay hillside owners

On the night of January 18, 2023, after a string of atmospheric river storms, a house on Cedar Lane in Orinda started sliding down the steep hill behind it. The city red-tagged the home, and three days later the house next door was red-tagged as well. Both families had to move out. City staff told KPIX they could not yet comment on a cause, and we will not guess at one.

What those storms made plain is how much water a hillside lot takes on in a wet winter, and how little of it should come from your own roof. Gutters gather the whole roof’s rain into a few downspouts. Empty those at the top of a slope, beside a retaining wall or into the fill under a deck, and a gentle rain becomes a few concentrated streams aimed at the ground you most need dry.

Down on the valley floor the worry is different. A geotechnical exploration prepared for the City of San Ramon’s City Center site reported moderate to “very high expansion potential” in the native and fill soils there. Expansive clay swells when wet and shrinks as it dries, which is what heaves and cracks slabs. The report called for downspout water to run through solid pipe to the street or another approved outlet. That was a civic project, not your yard, but the lesson carries: water dropped at the foundation stays there.

We do gutters and drainage, nothing else, and will tell you when a question belongs with a geotechnical engineer.

Two kinds of lots

Hillside lot or clay lot: where roof water does the damage

Hillside lots. In Orinda, Lafayette, the Berkeley Hills, Diablo and the upper streets of Alamo and Danville, plenty of homes sit on a cut pad with a slope falling away below and a deck or retaining wall out back. Roof water let go on the downhill side soaks into that slope and into the fill beneath it. You see the same layout around Springbrook Road in Acalanes Ridge, near Briones Regional Park in Reliez Valley and off Tice Valley Boulevard in Castle Hill.

Expansive clay lots. In San Ramon, Dougherty Valley, Dublin, Pleasanton and Livermore, the lots are flatter but the ground underneath is often clay. It drains slowly, holds water against the slab for weeks after a storm, then shrinks back in the dry months. A downspout emptying beside the garage keeps that cycle running right where the house feels it.

Plenty of homes in Blackhawk, Shell Ridge and Walnut Creek have both. Either way, the fix at the roof is the same: catch it all, carry it in a closed pipe, release it where the ground can take it.

Gutters, downspouts, drain lines

Three steps that keep roof water off the slope and away from the slab

1. Size the gutter to the roof. Steep roofs push water into the trough fast. A gutter that spills over its front edge in a hard rain with clear outlets is too small, and the overflow lands on the foundation line. We form 5 inch, 6 inch and 7 inch seamless gutters on our truck. Our 6 inch profile carries roughly 40 percent more water than 5 inch and pairs with larger 3 by 4 downspouts. Sometimes one more downspout is the better answer.

2. Route every downspout on purpose. Walk each downspout to where it empties. On a hillside lot, none should release on the downhill side of the house, onto a slope face, behind a retaining wall or under a deck. On a clay lot, none should empty at the slab. Moving a downspout to the uphill or street side often shortens the buried line. Extensions reaching at least 5 feet out are a fair stopgap.

3. Carry it underground in solid pipe. Our underground gutter drainage ties downspouts into buried lines that release at daylight, into a drywell or at a storm connection where your city allows it. On a slope, we choose the outlet with you, never a pipe that just ends at the top of the hill. If your property already has a drainage plan or a geotechnical report, we work to it. BroGuard mesh keeps leaves out of a pipe you cannot see.

What we handle, and what we leave to engineers

  • Gutter sizing, repair and replacement
  • Downspouts added, moved and extended
  • Buried solid drain lines to a safe outlet
  • Stainless mesh gutter guards
  • Rotted fascia board behind the gutter
  • Not slope, wall or foundation repair: that is engineer territory

How it works

How we plan drainage on a sloped or clay lot

  1. 1Call or book online

Tell us about the soggy slope or the wet garage. A local person answers (925) 905-9555.

  2. 2Walk and hose test

A Solutionist maps each downspout and runs a hose through it to see where water goes.

  3. 3A written plan

Gutter sizes, downspout moves and the buried line route, each one priced on a free written estimate.

  4. 4Install and prove it

Lines are flushed before they are covered, and you watch the outlet work before the crew leaves.

Why Hillside Owners Call the Brothers

Downspouts hidden behind decks and stairs get traced too. The unseen one is often the problem.

03Straight about our limits

If what we see points to more than roof water, we say so and suggest an engineer.

Clay and slopes change with the seasons, so timing matters.

Gutters cleaned, downspouts flushed and temporary extensions set before the first storm reaches the slope.

  2. Winter · Dec to MarWatch the outlets

During a real storm, note any gutter spilling over and any downspout pooling by the house.

  3. Spring · Apr to MayPlan the fix

Wet spots still show while the soil drains. Book a free walk and get gutter and drain line work on paper.

  4. Summer · Jun to AugDig while it is dry

Hillside and Clay Lot Drainage Questions

Can gutters cause a landslide on a hillside lot?

Gutters do not move hillsides, but where they release water matters. A downspout emptying on the downhill side puts the runoff from part of the roof on one patch of slope. We cannot judge slope stability; a geotechnical engineer does that. What we can do is make sure every downspout carries its water in a closed line to an outlet you and your engineer are comfortable with.

How do I keep downspout water away from a foundation on expansive clay soil?

Get it out of the soil next to the house. Clay holds water and swells, so a downspout at the slab keeps that ground wet for weeks. Extensions reaching at least 5 feet out help for now, and buried solid lines to a safe outlet fix it for good. Grading and foundation questions belong with an engineer.

Where should downspout water go on a sloped lot in Orinda or Lafayette?

Away from the slope face, retaining walls and any fill under decks or patios. Often that means moving downspouts to the uphill or street side of the house and burying a line to the curb or another approved outlet. If your property has a drainage plan or a geotechnical report, we follow it. We trace every downspout on a free walk before quoting.

Will gutter guards protect underground drain lines?

Yes, and we recommend them with any buried line. Leaves and needles that wash into a downspout can lodge in a pipe under the yard, which is much harder to clear than a gutter. BroGuard stainless micro-mesh keeps that debris up top and out of the line while storm water drops straight through to the downspout.

When is the best time to add underground drainage in the Tri-Valley?

Summer and early fall, roughly June through September, when the ground is dry and easiest to trench. That gets the lines installed and tested before the first winter storm. If water is pooling now, call anyway: we can clean, extend and reroute downspouts right away and bury lines once it dries.
