Local work

Where we help partners across the Tri-Valley and East Bay

Our territory runs from Berkeley and Lamorinda out through the Tri-Valley to Brentwood, Tracy and Stockton. That is oak country in the hills and big master-planned communities in the valleys, and both are hard on gutters. Oak leaves pack the troughs every fall, and the atmospheric rivers that roll in over the winter find every clog and loose hanger.

Much of the housing here sits inside HOAs, from Blackhawk and Diablo to the newer neighborhoods in Dougherty Valley and Mountain House. Boards and community managers need a vendor who can handle a whole community on one schedule and one written scope.

How it works

How partnering with us works

  1. 1One number to call

Call (925) 905-9555 and you reach our own Tri-Valley and East Bay team, the same people who will schedule and do the work.

  2. 2A written scope

We walk the property and put the scope in writing: what needs cleaning, repair or replacement, and what it costs.

  3. 3Work on your schedule

We line up visits around your build schedule, your tenants or your community calendar, and finish what we start.

  4. 4Photos when we finish

You get photos of the finished work, plus photos of any damage we found, for your records, your board or the insurance file.

What we handle

Everything on the roofline that moves water

Seamless gutters formed on-site

Every run is formed from a coil on our truck and cut to the exact length of the roofline, in aluminum, copper or bonderized steel.

Cleaning and maintenance plans

One-time cleanings or scheduled visits each year so the gutters on every property you look after stay clear.

Repair and storm damage

Leaks, sagging runs, loose hangers, dents and pulled downspouts, fixed and documented.

BroGuard gutter guards

Fine stainless micro-mesh that keeps leaves and needles out, so the gutters need cleaning far less often.

Fascia and drainage

Rotted fascia replaced and downspouts tied into underground drainage that moves water away from foundations.

Free written estimates

Every estimate is free and in writing, so you can compare, approve or take it to the owner or the board.

Partner playbook · Tri-Valley and East Bay

What each kind of partner gets from our crew

A builder needs something different from a gutter crew than an HOA board or a listing agent does. Here is how we work with each of you, from the first walkthrough to the last photo.

Most of the trouble partners have with gutter work isn’t the gutters. It’s everything around them: a crew that can’t commit to a date, an estimate too vague to forward to an owner, a finished job with nothing to show the board or the adjuster. We set up our partner work to close those gaps.

The same Livermore-based team that writes your scope is the team that does the work, so what you approve is what gets built. Below is what each type of partner usually needs from us, what we deliver, and how scheduling and reporting work.

General contractors, builders and remodelers

You need a gutter crew that fits your sequence and doesn’t hold up final. We walk the job with you, either from plans or once the roof and fascia are on, and hang gutters after the roof edge is finished and the trim is painted. Every run is formed on-site in aluminum, copper or bonderized steel, in a color that matches the finished trim. We size each system to the roof it serves, and on bigger roof planes that often means stepping up from 5 inch to 6 inch gutters. If your landscape plan calls for it, we place downspouts so they can tie into underground gutter drainage instead of dumping at the foundation. You get one written price per job, a call before we arrive, and photos when we finish.

Property managers and multi-unit owners

  • A separate written scope for each address, so every owner sees exactly what their property needs and what it costs.
  • An honest repair or replace call on each run. A sagging section with good metal gets rehung, not replaced.
  • Visits scheduled through you, so tenants get notice the way you prefer to give it.
  • Photos and short notes per address: what we cleaned, what we fixed, and anything we saw starting to go, like soft fascia or a loose downspout.
  • Recurring visits through our gutter maintenance program, so cleanings happen on time without you tracking every property.
  • A straight answer on whether guards will cut your cleaning costs on a given building, or whether they won’t.

HOA boards and community managers

Boards need one document they can vote on, a vendor who works around residents, and a finished community that looks consistent. We walk the community and write a scope organized building by building, so the board can approve it all at once or phase it over more than one season. When runs need replacing, we can match the existing profile and color with colored aluminum gutters, so new sections don’t stand out against the old. When we finish, the community manager gets a summary for the board, plus notes and photos by building, including any repairs we recommend for a later budget.

Realtors and home inspectors

Gutters show up on a lot of inspection reports here: overflowing troughs, downspouts that drain at the foundation, sagging runs, stained or soft fascia. On a listing or in escrow, the job is to turn that line item into a clear number and get it closed out before it becomes a negotiation.

  1. Send us the callout.Forward the gutter section of the report, or just the address and what the inspector flagged.
  2. Get a written estimate. We look at the actual condition and write up what it needs, which is often a cleaning or a repair, not a full replacement.
  3. Close it out with photos. We schedule around the escrow timeline and send photos of the finished work for the buyer, the seller and your file.

Roofers, painters, restoration and insurance contractors

On a reroof, we coordinate so the old gutters come off before tear-off and the new ones go up once the new roof edge is in, so they sit right against the new work. If the roof is clay or concrete tile, we work from ladders and stay off it, which is how we handle tile roofs on every job. For painters, rotted wood gets fixed before the paint goes on: we replace damaged fascia board, you paint, and we hang the gutters after. For restoration and storm claims, we photograph the damage and what caused it, whether that is a fallen oak limb, an overflowing run or a downspout that let go, then itemize the repair in writing so the adjuster can follow it line by line. Finished photos close out the file.

Partner work in the Tri-Valley and East Bay

The properties our partners bring us, and what their gutters usually need

A hillside home under oaks near Mount Diablo and a rental in Stockton have very little in common on the roofline. Here is what we see across this territory, and how a partner job runs from first call to closeout.

Our territory covers a lot of ground. In the hills, from Lamorinda through Danville, Alamo and Diablo, it’s oak and pine country, and the troughs fill with leaves and needles every fall. In the valleys, much of the housing sits inside master-planned communities like Blackhawk, Windemere, Gale Ranch and Dougherty Valley. Out east, newer neighborhoods in Mountain House, Brentwood and Discovery Bay sit alongside rental stock in Concord, Pittsburg, Antioch, Tracy and Stockton.

What ties it together is the weather. Months of dry season let debris build up, then the winter’s atmospheric rivers find every clog, loose hanger and undersized downspout at once. For a partner who looks after a lot of roofs, that means most of the work wants to be done before the first big storm, not after it.

Property types and the gutter scope they usually need

Every property gets its own walkthrough and written scope, but these are the patterns we see most often by property type.

Property typeWhere partners bring themTypical gutter scope
Hillside homes under oaks and pinesDanville, Alamo, Diablo, Lafayette, OrindaFall cleaning before the storms, BroGuard fine mesh, a check of hangers and seams on long runs
Master-planned HOA communitiesBlackhawk, Windemere, Gale Ranch, Dougherty ValleyCommunity-wide fall cleaning, a repair list by building, color-matched replacement runs
Older homes, many built before 1980Berkeley, Albany, El CerritoFascia repair or replacement, original runs replaced with seamless metal sized for today’s storm loads
Newer neighborhoodsMountain House, Brentwood, Discovery BayDownspout placement and drainage that moves water away from foundations, guards as the trees grow in
Rentals and small multi-unit buildingsConcord, Pittsburg, Antioch, Tracy, StocktonScheduled cleanings, rehung sagging runs, reattached downspouts, photos per address

Hillside lots: fire season and storm season on the same roofline

On wooded lots near Mount Diablo, a gutter full of dry oak leaves and pine needles is a problem twice a year: once when the Diablo winds blow embers in the fall, and again when the first heavy rain hits a plugged downspout. That is why we recommend metal gutters and non-combustible BroGuard mesh on these homes, and why our gutter fire hardening work matters to the agents and contractors who serve the hills. Our post on fire season, Diablo winds and your gutters is a good one to pass along to owners.

Older housing: sizing and fascia

On older homes, especially closer in toward Berkeley, Albany and El Cerrito, the original gutters are often too small for real Bay Area storm loads, and years of overflow have let water get behind the fascia. A remodel, a sale or a storm repair is the right time to fix both. We replace soft wood first, then size the new system to the roof, and our post on 5 inch versus 6 inch gutters for Tri-Valley storms explains why the bigger profile is often the better call.
